Property Investment consultancy: What it is and what it is not

You will see a lot of real estate agents use the title Property Consultant, but this is not the case. These guys are really just real estate agents who wanted something different and appealing to put on their business card. If you want to know the difference the proof is in the job definition

 

The oxford definition of a consultant is…

‘a professional practice that gives expert advice within a particular field’

"a management consultancy firm"

 

Having worked 20 years in property investment as an investor myself as well as a property trainer, property sourcer, troubleshooter, mortgage broker and real estate agent we have the level of expertise and relationships to provide not only this type of expert advice but actual solutions within the field of buying lifestyle or investment property in Spain.

The way to tell the difference between a Spanish Real Estate agent (basically a salesman for real estate), and a Property Consultant is simple. One represents all of your interests as a buyer and is paid by you and the other only sells property and is paid by the seller.

The other way to see this is by their business motivation. In Spain, a real estate agent is paid by the Seller, so their business motivation is to sell the property that pays them the highest commission. A property consultant is paid by you, so their business motivation is to protect your interests regardless of what you decide to buy.

So, unlike a real estate agent using the term consultant to jazz up their business cards, as a consultant we are by definition impartial as to what you eventually decide to do because our financial renumeration is not dependent on your decisions just the level of expert advice and assistance which we provide to you and your satisfaction with our advice. It does not matter to us whether you buy this property or that one or use this lawyer or that one. Our financial renumeration depends on one thing only, doing a good job in providing professional services and expert advice to you and getting you the results, you want. As such we may recommend real estate agents, lawyers, builders or mortgage brokers, (I mean we are best placed to do so, as we will have worked with many and will know which ones specialise in which geographic locations or types of properties you are looking for) but as long as we have given you the best advice and you are satisfied with the results, we have done our job.

Put simply our job is to get the best deal for you and our business motivation and business success can only be realized by doing a great job for you


So if a real estate agent tells you that they are a property consultant, don’t take their word for it, (they have every reason to lie, plus Spanish Property Consultant sounds way cooler than real estate agent, a term that many of us by now have reason to be wary of) look at what they do, look at the service they provide, and who pays them and that will tell you what they really are.
